Tips for Investing in Real Estate in 2021
Real estate is always a good place to invest your funds, as it comes with added benefits such as positive return on investment and the security of ownership. With the whirlwind year that 2020 was, it is understandable that many people would be more interested in saving their money, than in making any huge investments. However, investments in real estate properties have proven to be a safety net during these times, providing passive income for renters or existing as an asset that can be sold. It is not too late or a bad idea to invest in real estate and reap some of these benefits. Here are three tips to keep in mind for 2021 if you are interested in investing in real estate:
Know the costs involved:
Investing in the industry may be one of the most important investments you make in your entire life. Homeownership is not as difficult a task as it may seem, in fact, it is only a few steps away. To start, consider your financial standing by asking yourself the following questions:
- How long have I been in my current job and how long do I plan to remain with them?
- Do I have enough savings to endure this investment?
- Can I afford this payment for another 15 years?
- What other finances do I have to factor into my budget (eg. utilities and maintenance)?
- Do I have NHT benefits I want to use?
One of the most important steps to pay attention to in the homeownership process is the costs that come along with it. The process includes getting pre-qualified for a mortgage, getting a valuation report, getting a surveyor report, making a downpayment, separate closing costs, lawyer fees and transfer taxes.
Pre-qualification for a mortgage is one part of the financing process we highly recommend. This allows you to save well needed time when it comes to making the final decision on your new home. This process will require you providing your income details and outlining any existing debts you may have. Pay attention to your spending habits- your current expenditure on loans, credit card payments, rent and other domestic expenses. Credit is key- ensure your credit history is in good standing, as this information will be requested. Ultimately, this process is to determine what you can afford and your eligibility to pay. Once all of your financial checks are approved you are on your way to owning that new house!
Be decisive:
Once you are aware of where the funds will come from to support this investment, the next tip is to be decisive. A trend seen worldwide in 2020 is that there is a higher demand for homes than there are homes available- a huge benefit for sellers in the market but not necessarily buyers. Being indecisive about where you want to purchase gives someone else who is more conclusive with their decision and has all their affairs in order the advantage of getting first preference over you for the sale.
Consider a list of all the things your new home must-have, do your research and then look around with your trusted real estate agent. When you have found a place that meets all, if not most, of your wants and needs, make that offer on the home! Ensure this decision is made on the basis of your needs being satisfied and you being happy to own your new home.
Go to a reputable real estate developer/agent:
Lastly, a critical aspect of real estate investing is selecting the right real estate developer. At PROVEN REIT, we present ourselves with a reputation that is built on innovation, quality and excellence for our customers, with active plans to expand our reach in the Caribbean.
Selecting the right real estate developer to do business with ensures that you gain a great deal and steer clear of pitfalls involved in the process of buying a new property. You may also consult with a real estate agent – getting assistance from an estate agent will ensure you find a place that suits all your wants and needs and is within your budget. They can guide you along the entire process of securing the home and ensure that you are satisfied at the end of the day.
Finally, if you do have the resources, investing in the real estate industry is a long term decision that you will not regret in the future. Ensure you have the right resources, the right help and are sure about what you are looking for so when you find it you do not have to worry about losing out on your dream property.
